We are approved to issue Energy Performance Certificates (EPC). These tell you how energy efficient a building is and give it a rating from A (very efficient) to G (inefficient). EPCs let the person who will use the building know how costly it will be to heat and light, and what its carbon emissions are likely to be. You need an EPC when applying for a completion certificate for a new building, when selling a building or when renting a building to a new tenant.
This certificate, called a cèdula d'habitabilitat, proves that a building intended to be used for housing complies with the minimum health and safety conditions required for it to be habitable. An occupancy certificate is required for new or renovated residential buildings, whenever selling or letting a property for housing purposes, or when the previous certificate has expired after 15 or 25 years, depending on the case. A valid certificate is required in order to contract utilities, amongst other things.
